MARCH 2015
Croudace Properties has completed the comprehensive refurbishment of 3 Queens Road, Reading. The 15,250 sq ft building has been given a new lease of life with in excess of £1.5m being spent on providing brand new Grade A office space for the Reading market.
A bright and spacious double height entrance leads to flexible, regular shaped floor plates. New double glazed windows to each elevation provide exceptionally light floor plates. The inside features glass and steel balustrading to the stairs, new raised access floors, new metal suspended ceilings and high quality WC and shower facilities on each floor. Other equipment includes a new lift and video entry and access control to the building and the office suites.
New energy efficient lighting with PIR controls and automatic daylight dimming, along with an energy efficient VRF heating and cooling system, has helped the building secure an EPC B status. The works have been carried out by fit-out specialists Overbury plc.
Aaron Glover of Croudace Properties said "We have completely renewed a tired 1980’s building, stripping it back to a shell and starting afresh. We’ve provided the Reading market with brand new Grade A office space of floor plates of around 3,900sqft that are in short supply in the town. The project was speculative and ambitious. The transformation is striking and the final design and quality have exceeded our agents’ expectations".
Flexible open plan floor plates of approximately 3,800 sq ft, totalling up to 15,250 sq ft, are available on new leases.
